The short answer
Before paying for a washable commercial wall finish, separate two requirements: removing the marks your business encounters and retaining the coating through repeated cleaning. Ask suppliers for evidence addressing each requirement. A high scrub result does not, by itself, show that a particular stain will come off acceptably.
Turn the maintenance complaint into two buying questions
For a Saskatoon office or retail staff area, ask the cleaning supervisor what prompts the repaint request. Does a coloured mark remain after the approved cleaning routine, or does the finish itself wear away during cleaning? Record both observations if they occur together. Include the location, known coating and products already used. Do not identify the cause from a photograph or ask staff to scrub harder to demonstrate it.
Use that record to write the purchase brief. One requirement might concern removing drink splashes around a staff counter; another might concern retaining the finish along a frequently cleaned corridor. A supplier can respond to those specific needs. The single word durable leaves the owner and estimator free to imagine different results.
Keep dents, torn wall surfaces and recurring furniture contact on separate assessment lines. This comparison starts with suitable walls and a defined cleaning-related objective. It does not turn an existing substrate repair or a room-layout problem into a reason to purchase a more expensive paint.
Separate film survival from removal of a mark
ASTM's public D2486 overview describes scrub resistance in terms of wall-paint erosion under repeated scrubbing. It distinguishes a cycles-to-failure result from a result expressed relative to a reference paint. Ask which method and result format a supplier is quoting before ranking the numbers. The public overview is background, not the complete test method or a passing requirement for your project.
Request the report reference, tested product and sheen, preparation and conditioning information, method edition and result units. Have the supplier explain whether the evidence represents the actual finish being offered. Keep missing details unresolved instead of assuming that the largest number always describes the most suitable commercial wall paint.

Ask what remained after the stain-removal assessment
ASTM's public D4828 overview addresses the relative ease of removing soil or stains from a paint film and evaluating appearance changes. Its context includes household materials. That is a different question from how long repeated scrubbing takes to erode a film. It does not establish compatibility with a particular commercial cleaner or prove that every workplace mark will disappear.
Give the supplier the actual mark categories and cleaning-product identities from the brief. Ask what its submitted washability evidence covers, what was left visible and whether the finish's appearance changed. Where your operating conditions are absent from that evidence, request a supported response or an agreed demonstration arranged by the supplier. Do not convert a household test reference into permission to use an industrial cleaner.
Agree the purpose and limits of any demonstration before it happens. A removable sample can support a purchasing discussion without damaging a finished wall. Ask the supplier to define suitable materials, conditioning and review arrangements. An informal demonstration should remain labelled as such; it is not a laboratory certification or a promise of future service life.

Approve the benefit that answers the complaint
Use a comparison with separate entries for stain removal, film erosion and the owner's accepted appearance. Attach each result to its own report and leave an unanswered entry blank. In an illustrative office purchase, one proposal supplies a strong scrub claim but no evidence about the recurring counter-area stains. The buyer should request the missing information before accepting an upgrade for that particular problem. The missing evidence does not establish that the product is poor.
Ask for actual quotations for the supported options and record which benefit justifies any price difference. If neither proposal addresses the main complaint, revise the requirement or request another supported option. Avoid converting laboratory cycles into a predicted number of cleaning visits or years between repaints.
Retain the selected product, supporting evidence and accepted limits with the finish schedule. Pass its actual care instructions to the cleaning supervisor when work is handed over. Bring the resulting finish brief to a PainterzRus commercial interior discussion and confirm the work offered. This guide promises neither testing services nor a stain-free wall.
Keep this for your project
Your planning checklist
- Describe retained marks and film wear as separate observations.
- Request the method and result format behind a scrub claim.
- Check which stains and appearance changes the washability evidence covers.
- Resolve gaps against the actual commercial cleaning brief.
- Record the supported reason for any upgrade and retain its limits.
Does a high scrub-cycle count prove that a wall will clean without visible marks?
No. Ask separately for evidence about removing the relevant marks and the appearance left afterward. Use the scrub result only for the property and conditions it measures.

Discuss your commercial project
For offices, retail spaces and other commercial interiors, review the surfaces, access and protection questions covered by our commercial interior painting in Saskatoon service.
Have a location and a rough scope? Request a commercial painting quote with the details you have. Access, timing and project requirements can then be reviewed for your property.
