The short answer

A powdery exterior needs assessment before it becomes a repaint order. Confirm whether the residue is chalking from the paint film, then define cleaning and review of the remaining coating. A refreshed colour should follow a suitable prepared surface, not conceal a powder layer that the proposal never addressed.

Distinguish a weathered film from another deposit

A shopfront fascia or warehouse elevation may look faded while still carrying substantial old paint. Record where powder is visible and whether streaks extend onto adjacent brick, glazing or signs. Different elevations can have different conditions, so do not let a photograph of one wall stand for the whole building.

Sherwin-Williams describes chalking as fine powder produced as a paint film weathers; heavy chalking can accompany excessive erosion. That is different from deliberately applied decorative chalk paint. Identification still belongs with the contractor: dust, salts and other deposits should not receive a chalking diagnosis solely because they are pale.

Purchase a cleaning outcome, not just a wash visit

Ask the proposal to identify the affected elevations, the intended cleaning approach and how the result will be reviewed before recoating. The manufacturer's guidance includes removing chalk, rinsing and allowing drying; it also notes that run-down can stain nearby masonry. Those points justify a separate cleaning allowance and inspection rather than an unexplained line saying exterior preparation.

Have the responsible contractor assess the old material before choosing an abrasive or washing method. Set responsibilities for protecting entrances, neighbouring finishes and items below the wall, and for handling resulting waste appropriately. This guide does not prescribe pressure settings or chemicals. A cleaning method suitable for one cladding system should not be copied onto another without review.

Decide what remains after cleaning

Request a representative cleaned area before accepting the entire repaint specification. Ask the contractor to explain the condition of the remaining film and whether the proposed primer and finish suit it. If residue remains or the old coating is no longer sound, obtain a revised preparation scope; do not count a changed appearance alone as acceptance.

Keep the cleaning review separate from approval of the new colour. An illustrative project record might accept the north elevation's preparation while holding the sun-facing fascia for further assessment. That is a decision format, not a claim about a completed PainterzRus project. Record who releases each surface and what happens if the remaining area differs from the trial. For a Saskatoon commercial property, this makes the cleaning scope comparable across bidders without promising a universal repaint method.

Keep this for your project

Your planning checklist

  • Map powdering and run-down by elevation.
  • Confirm the residue before naming the defect.
  • Define cleaning, protection and waste responsibilities.
  • Review the remaining film after preparation.
  • Resolve held surfaces before approving their coating.

Can a primer replace removal of heavy chalk?

Do not assume so. Ask the contractor to reconcile the actual residue and remaining coating with the proposed system's preparation requirements. A primer name alone does not demonstrate that the surface is suitable.
