The short answer

Specify each door and frame separately, identify the metal and existing finish, and ask for a compatible preparation and coating system. Record which hardware and labels must remain untouched and how the doorway will function during the work. A generic wall-paint line item does not adequately describe a metal-door repaint.

Give each opening an identity

Number the doors on a floor plan or photo list. Record the room served, interior or exterior exposure, leaf and frame surfaces, and visible damage. Clarify whether both sides and the edges are included. A count of twelve doors is ambiguous if one bidder allows for frames and another does not.

Bring existing finish records to the walkthrough. Note whether the door has a factory coating, a previous field repaint or an unknown finish. Do not guess the metal from colour alone. Where corrosion, damage or operation raises concerns, separate the door assessment from the painting price; paint should not be used to declare a damaged assembly serviceable.

Request a system appropriate to the metal

Benjamin Moore's metal-painting guidance begins with identifying the metal and distinguishes ferrous, non-ferrous and galvanized surfaces. It also addresses contaminants and the selection of suitable primers and finishes. For a buyer, the practical takeaway is to ask why the proposed system is compatible with this door, not merely whether the can says metal paint.

The proposal should identify preparation, treatment of sound existing paint, any bare or corroded areas, the primer where required and the topcoat. Ask what checks or trial area will support the recommendation. Product availability and requirements must be confirmed for the actual project; this guide does not prescribe a brand, abrasive process or solvent for staff to use.

Protect the function as well as the finish

Ask the building's responsible person to identify hinges, latches, closers, seals, glazing, access controls and identification labels that must not be coated or altered. If the opening has a fire-rating or other specialist requirement, resolve it with the appropriate building or door professional. Do not include removal or adjustment of those components as an unstated painting task.

Make an access decision for each doorway: who can take it out of service, what alternate route is approved and who confirms normal operation afterward. Obtain product-specific timing before closing freshly coated contact surfaces together or returning the opening to routine use. At handover, verify the agreed painted surfaces and untouched components separately, then save the finish record against the door number.

Keep this for your project

Your planning checklist

  • Number each door and frame and define included faces and edges.
  • Identify the metal and existing coating without guessing.
  • Request preparation and coating compatibility in writing.
  • List protected hardware, seals, glazing and labels.
  • Agree access and functional checks with the building team.

Can the walls and metal doors use the same coating?

Do not assume so. Ask the contractor to demonstrate that the selected product and preparation are appropriate for each substrate and use. Similar colour does not make two coating systems interchangeable.
