The short answer
Before accepting a flexible facade coating, ask the building professional to connect its crack-bridging evidence to the assessed wall. Keep static opening, repeated movement, test temperature and the tested coating build-up visible in the comparison. A flexibility claim alone does not authorize coating every crack or replacing a designed joint detail.
Start with the crack assessment, then compare the coating
A Saskatoon property manager comparing exterior renewal proposals may receive an upgrade described as flexible or crack bridging. First ask what problem that upgrade is intended to address. Give the responsible building professional photographs, available repair records and the proposed work boundary. Have that professional identify which observations need investigation and which areas can proceed to coating selection.
Use a marked elevation to distinguish assessed surface cracks, joints with their own details and areas still awaiting a decision. Do not ask staff to open cracks or classify movement from appearance. Leave structural assessment and repair design with the appropriate professional. The purchasing question begins after that assessment: does the proposed coating have evidence relevant to the accepted scope?
Give each reviewed area a reference that follows it into the quotation. An unresolved area should remain identifiable even when the contractor prices the surrounding elevation. That prevents a broad description such as flexible finish throughout from quietly including a detail nobody has approved.
Put the test conditions beside the advertised result
Sika Canada's linked Sikagard-550 W Elastic data sheet reports static and dynamic crack-bridging results separately, identifies a test temperature and ties those results to a stated dry film thickness. It also lists tensile elongation separately. The served document is an older edition; use it to understand the evidence questions, then obtain the governing local documentation for the actual proposal.
Ask each supplier to complete the same comparison: exact system, test method, static or repeated-movement result, temperature, tested build-up and stated limitations. Where the submission gives only a stretch percentage, request the evidence supporting the crack-bridging claim itself. Have the specifier interpret the differences before treating competing numbers as a ranking.
For an exterior commercial wall, ask the reviewer which service conditions the evidence needs to represent. A laboratory result at one temperature is not a conclusion about every exposure the facade may experience. Keep that suitability decision separate from the weather conditions required to apply the coating. Do not turn a cold-temperature performance statement into permission to paint in those conditions.
Give the reviewer a short evidence worksheet
Create one entry per proposed system and affected facade area. The worksheet below is a purchasing aid, not a test protocol. Leave unanswered fields visible and assign the supplier or building professional to resolve them before ordering.
In an illustrative comparison, one quotation supplies an elongation percentage while another supplies a repeated-movement result with its conditions. The second submission answers more of the question, but it does not automatically win the purchase. The reviewer still needs to connect that evidence to the wall assessment and the proposed layers. Request the missing support before comparing the complete offers.
- Location: elevation reference, assessed condition and any excluded joint or unresolved area.
- Proposal: exact products, layers and the supporting document revision.
- Evidence: test method, movement category, temperature, tested build-up and limitations.
- Difference: anything that changes between the tested arrangement and the proposed work.
- Decision: reviewer, supported area, required clarification and release or hold.
Keep the accepted evidence attached to the order
Ask the specifier to carry the accepted system and location boundaries into the work package. Obtain a separate description of any prerequisite repairs, joint work and inspection responsibility. Request actual prices for those tasks rather than assuming the coating upgrade includes them. If another product or build-up is proposed later, return the changed evidence to the reviewer.
Use the sample area to approve colour and texture. Keep technical suitability with the evidence worksheet; an attractive sample is not a repeated-movement test. At handover, retain the approved system, the areas completed and any unresolved exceptions. This gives the next manager a reasoned purchase record rather than an unsupported note that the wall received flexible paint.
Bring the reviewed decorative boundary to a PainterzRus property-maintenance painting discussion and confirm the work offered. Specialist facade assessment, repair design and protective-system installation need explicit scope confirmation. This guide does not promise that a coating prevents future cracking or establish a repair method for the building.
Keep this for your project
Your planning checklist
- Obtain an assessed elevation that separates coating areas, joint details and unresolved conditions.
- Request static or repeated-movement evidence rather than relying on a flexibility adjective.
- Record the test temperature, tested build-up and document revision beside each result.
- Have the reviewer resolve differences from the actual wall and proposed system.
- Attach the location-specific decision to the order and review substitutions.
Does a high elongation percentage prove that the coating suits every facade crack?
No. Ask for the applicable crack-bridging evidence and a professional review of its relevance to the assessed wall. Keep unresolved cracks and separately designed joints outside the coating approval until their details are settled.
